Pre-demolition Asbestos Case Study

A regional housing developer had acquired a former hospital with a known history of asbestos in the buildings, including underground ducts and boiler house. A Type 3 asbestos survey was required both to help with tendering for demolition and for the CDM Health and Safety file.

In another case, the developer was planning the demolition of a former factory with known asbestos in the building fabric. As well as the usual contaminated land issues that go with former industrial sites, the factory buildings also contained a large and varied amount of asbestos containing materials (ACMs). Prior to the demolition of the infrastructure, the location and extent of all ACMs needed to be identified in the form of a destructive (Type 3) asbestos survey.

Our solution

In both cases, an MDHS 100 Type 3 survey was carried out by our experienced surveyors, despite difficult site conditions.

EES’ experienced team of surveyors made thorough internal and external inspections of the buildings, using intrusive methods to inspect behind false wall and ceilings and taking samples as and when necessary. From this, EES were not only able to positively identify ACMs on site but also to classify them into two categories; those ACMs that can be removed by competent contractors and those that must be removed by licensed contractors, according to asbestos regulations.

The reports clearly identified the asbestos-containing materials (ACMs) and provided schedules and plans for the client to follow. Our work enabled the clients to tender asbestos removal efficiently.

The client received user friendly and clear survey reports, which helped them to plan asbestos removal and demolition efficiently. Easy to follow survey reports made competitive tendering more effective. The reports were also made available in digital format for inclusion in pre-tender documentation. The client also benefited financially as stripping work could be split into licensed and competent-contractor removal, rather than requiring all the work to be conducted under HSE licence, which would have led to unnecessary extra expense.
